What is included in the sale?
Most properties at Big White are sold fully furnished. Sellers will remove their equipment and personal items so be sure to specify any specific décor items you would like included.
Is GST applicable to the buyer?
GST, otherwise knows as Goods & Sales Tax consists of 5% of the agreed upon purchase price. In most cases the GST is payable by the buyer. New builds or properties that have been in a rental pool typically require the payment of GST. In most cases GST can be deferred if the property is to be used for nighty rentals once the new buyer takes possession. Talk to your accountant for more information.
Are there any other taxes I should be aware of?
In addition to potential GST you will be required to pay Property Transfer Tax (P.T.T) and registration fees. PTT consists of 1% of the purchase price on the first $200,000 and 2% on the balance up to $2,000,000 and 3% on the balance. There are also registration fees which you must pay to register title into your name. These are paid on closing with your lawyer or notary.
Do I need to pay speculation tax at Big White?
No – Big White is exempt from the Speculation tax.
Can I get a mortgage if I am not a Canadian resident?
Yes, however typically lenders will require you provide 35-50% as a down payment.
Can I do AirBnB rentals at Big White?
Yes and no. Some properties have a rental convent only allowing you to rent them through Central Reservations . Check with your agent on which properties these are to be sure there are no surprises.
Is financing available in Snow Pines?
Yes. Although it was previously difficult to obtain financing on leasehold properties we now have access to a lender who can secure you a mortgage, contact us for additional information as there are some requirements which need to be met.
Do I need a Canadian bank account?
Most lenders will require you open a Canadian bank account for your mortgage payments. This will also come in handy for paying your property taxes and strata fees.
Do I need a lawyer in Canada?
Yes. You will need a Canadian lawyer or notary public to prepare mortgage and closing documents and register your new property at the Land Titles office. It is easiest if you are available in Canada to sign the mortgage documents at the time of completion. If documents need to be couriered outside of Canada for signing, this will need to be arranged with the lawyer and lender well in advance of completion date and you will be required to have a lawyer or notary sign these with you in your country.
When selling will I be subject to Capital Gains Tax?
When real estate in Canada is sold by a non-resident, Canadian income taxes will be payable if the selling
price is greater than the original cost of the property.
What is a clearance certificate and why do I need one?
Those who are not Canadian Residents for Tax Purposes may be subject to a withholding tax when selling
property in Canada. When selling your property, it is important that you follow the tax reporting rules set by
the Canada Revenue Agency. This includes filing all taxes and applying for a clearance certificate as soon as
the property is sold. Without a clearance certificate the purchaser of your property will hold back a portion of
the sale proceeds up to 50% of the amount the property sold for.
